Where to focus
Turn this storm into a list of homeowners
Claude reads local news, 511PA, county notices and public posts to find the streets that flooded and the people posting about water. Then it pulls every homeowner on those streets and in FEMA flood zones in the hot ZIPs from county property records, with names and mailing addresses, ready for postcards and door-knocking. Takes 5–10 minutes.
Homeowners to reach
Owners of homes in FEMA flood zones and on streets reported flooded, from county property records.
| Owner | Mail to | Why | Status |

Pull more homeowners
Comma-separated ZIPs, or leave blank for the current hot ZIPs (or, on a dry day, the ZIPs with the most flooded basements on record).
Use this list for postcards, door hangers and knocking. Don't cold-call or text these homeowners: numbers from people-search sites aren't consented, and the Do Not Call and TCPA rules carry per-call fines. When someone responds, call them back.
Lead plans and searches
New plans start automatically when a ZIP turns hot.

Find referral partners
Home inspectors write up wet crawl spaces every week. Agents with older listings need them fixed before closing. This finds them, with contact details and a reason to call, for the Realtor Program.
Takes 2–5 minutes. Results land in Lead plans and the Lead pipeline.

How the radar works
Every 3 hours it re-scores every ZIP within 32 miles of the Sycamore St office. A ZIP's score (0–100) is how likely its homeowners are to have water under the house right now. When one turns hot, it writes a lead plan on its own.
